Subang Jaya and why it is Sought After.

Overview. 

Subang Jaya, often dubbed as Subang, is a suburban city in Selangor’s Klang Valley. The mature neighbourhood is around 20 kilometers west of Kuala Lumpur city center and is densely packed with amenities. 

Subang Jaya is Malaysia’s fifth most populated city, with several divisions and districts. Petaling Jaya, Shah Alam, and Puchong are some of the nearby neighborhoods. The Subang Jaya Municipality Council is in charge of it (MPSJ).

Sime UEP Properties (now known as Sime Darby Property Bhd) developed the region, which was once a rubber plantation called Seafield Estate, in the 1970s. Sime UEP went on to construct USJ, Putra Heights, and the neighboring districts after that.

Several major motorways, including the Federal Highway, Lebuhraya Damansara-Puchong, New Pantai Expressway (NPE), and Lebuhraya Shah Alam, provide easy access.

Subang Jaya is always on the minds of those looking for a home or a property to invest in, owing to its self-sustaining components, which are constantly refreshed with new elements such as new purpose-built offices, hipster hangouts, and shopping malls that offer something new to visitors on a regular basis.

UEP Subang Jaya, or USJ, is an affluent neighborhood that was developed in the late 1980s as an expansion of the Subang Jaya township.

USJ, like previous Subang Jaya complexes, offers a wide range of amenities. Taipan at USJ 10 and Subang Business Centre are the two main commercial hubs in USJ. Summit Shopping Centre, The 19 USJ City Mall, and Main Place at USJ 21 are among the shopping malls available at USJ.

Furthermore, the Kelana Jaya LRT line extension, which included numerous stations in Subang Jaya, was completed in 2016, resulting in an increase in property values in the surrounding neighborhoods.

Amenities and Attractions. 

The historic Subang Parade, the first shopping mall built in the neighborhood, is one of the city’s most well-known monuments (opened in 1988). Empire Shopping Gallery, right across the street, attracts customers from as far as Bangsar and Ampang for a quick cup of coffee or a spot of shopping. A large range of hypermarkets and dining options are also available in the area. Sunway Pyramid, a popular retail attraction in Bandar Sunway, is nearby.

Subang Jaya Medical Centre (SJMC) on SS12, Sunway Medical Centre, and a number of clinics in the area are among the medical facilities available. The green lung, Subang Ria Recreational Park, is located near SJMC at SS12 and is a famous running park with lakes.

Residential Properties. 

Condominiums in Subang Jaya are relatively new complexes, with several constructed in the 2000s. Owner-occupiers make up the majority of homebuyers in Subang Jaya.

The residents of the area’s high-rises are generally working adults, students, young entrepreneurs, and bachelors, and the owners are mostly investors. These regions have a much higher tenancy rate than the rest of Subang Jaya.

The condominiums in Subang Jaya come fully equipped with multiple elevators, swimming pools, gyms, 24 hour surveillance, and parks. The most sought after condominiums in Subang Jaya are Putra Heights, Boulevard Subang Jaya, and SS14.
